Are letting brokers obliged to reveal a landlord’s contact particulars to the tenant? » The Landlord Legislation Weblog

Who is the landlord? It is a query to the weblog clinic from Diego, who’s a tenant in England.

I just lately I had an angle drawback from the property supervisor of the flat I’m renting with a good friend.  I wish to report this to the owner however he resides out of UK and I would not have his contact (i.e. e mail, cellphone).

Is there any regulation which says if I ask the property supervisor to talk with the owner immediately then they need to comply and share the proprietor’s contact particulars?

Sure.  The regulation is part 1 of the Landlord and Tenant Act 1985.

This says that if a written request is made to the one who collects the lease on behalf of the owner or the owner’s agent, then that particular person should open up to the tenant the identify and deal with of the owner in writing.

The data have to be supplied inside 21 days from the date of receipt of the request.

If the owner is a restricted firm, tenants have an identical proper.  They will request in writing, the identify and deal with of each director and the secretary of the corporate.

In each circumstances, failure to supply this info is a felony offence, punishable by a wonderful.

Observe that the deal with needn’t essentially be the private residence deal with of the owner.  It may be their enterprise deal with.

By the way, if the brokers say that they can not present the owner’s deal with as a consequence of information safety, that is nonsense!  They’re legally obligated to supply the knowledge below the Landlord and Tenant Act.  This overrides any information safety obligations that may exist.

Observe that my Renters Information web site has a letter you should use when writing to the agent.  You’ll discover this right here.
